Bend, TX – Colorado River Ranch

Posted on: August 31st, 2018 by David Carpenter

Colorado Riverfront ranch with stunning views!

River: This ranch boasts 1600' of shaded Colorado River frontage. The majority of the water is deep in this area and promotes the use of a john-boat to fish for catfish and bass. Conveniently located on the bank of this property is a sandbar ideal for lounging and entertaining. Around it you will find several trees with rope swing potential.

Land: Balance and diversity. From the banks of the water, moving inland, you will find massive pecan trees thriving in sandy soil. The native grasses are lush and provide ample grazing for sheep or a few head of cattle or horses. Pasture and oaks give way to a 200' elevation gain. The hilltop is shaped like a horseshoe circling a tank down below. Atop the hill are 20 mile views in nearly every direction. Areas have been cleared of cedar for future build sites. Choose one and let the native grasses claim the rest!

Improvements: There is clean and quaint two story home that has suited the current owners as a weekend retreat for over 20 years. The house consists of kitchen, dining, living and bathroom on the first floor. The second floor has four bedrooms and two full baths. A water well and power are both present at this location.
Nearby you will see an old home made of stone mined from the land nearly 100 years ago. The structure may be salvaged or re-purposed to keep a bit of the lands history alive.
